Jagok RAEMIAN Fore: Optimization of security and operations of the apartment complex
Gangnam Jagok RAEMIAN Fore Apartments had suffered from the low quality of outdated CCTV and the issue of after-sales service. However, by introducing Axis cameras and audio solutions, the complex has imporved security and safety, optimized operations, and reduced costs, thereby increasing resident satisfaction.
Managing the impact of an outdated system
Located in Gangnam-gu, Seoul, Jagok RAEMIAN Fore Apartments was completed in 2014 by Samsung C&T Corporation, a leading construction company in South Korea. It consists of 15 buildings with a total of 1070 households.
The CCTV system that was installed with completion of the apartment complex had shown a series of problems over time. Approximately 300 network cameras with a pixel count of 410,000, manufactured by a large domestic company, were installed, but the low image quality and light sensitivity made it difficult to identify objects at night. To make matters worse, the camera manufacturer stopped its security business, making it impossible to receive after-sales service and technical support. Additionally, the NVR installed for control by a small domestic company was also unable to receive after-sales service.
“In the event of malfunction, we had to buy replacement hardware with the budget of the apartment management office, since after-sales service wasn't available. The NVR device was a 16-channel unit product, so we had to install more than 20 units, and this took up a lot of space in the fire-prevention room. The equipment also generated a lot of heat, so we had to keep the air conditioner on at all times,” recalls the manager of the Jagok RAEMIAN Fore apartment management office. Additional costs continued to arise due to frequent breakdowns of cameras and NVRs, and no after-sales service. Management costs also included the electricity bill for the air conditioner – coming to 1 million won per month.
Additionally, the analogue public address (PA) system used for broadcasting within the complex generated much unwanted noise and howling sound. It was also difficult to operate the system reliably due to frequent breakdowns.
High performance, low TCO and reliable support
At Jagok RAEMIAN Fore, it was decided to replace the video surveillance system with a new one. The key selection criteria for the new system were as follows: High camera resolution and performance of the product; total cost of ownership (TCO) so that it does not cost too much for continuous operation and additional installation; and a long-term, reliable technical support service.
“Our competitors offered lower-priced cameras with higher resolution (5MP). However, we felt it was right to offer a solution that would meet the customers’ needs. Accordingly, we came up with a solution that would optimally address our customers’ various concerns, such as camera image quality, stability, space and heat issues in the control room, broadcast system stability, and future management,” explains Park Jong-han, CEO of J Han Tech, a partner of Axis.
Through an on-site demo, Axis and J Han Tech proved that even with relatively low-resolution cameras (2MP and 3MP), the required image quality and identification performance can be achieved while reducing unnecessary storage capacity, server installation and operation costs. It also demonstrated how potential crime can be detected in advance using the AI-based video analytics built into the camera, and how the possibility of warnings and information broadcasting can be easily performed with network speakers. This means that beyond simple security surveillance, it is also possible to prevent crime and maintain order through network audio solutions.

More efficient operation, greater safety and improved video quality
Jagok RAEMIAN Fore Apartment has now established an ‘integrated video/broadcasting control system’. By connecting security, warning alerts, and audio announcement solutions into a single system, safety and management efficiency can be maximized. The benefits are as follows: solving low-quality image quality and nighttime identification issues through high-resolution cameras that provide color images even at night; eliminating blind spots and preventing within the complex by integrating the AI-based surveillance function of intelligent cameras with audio solutions.
A total of 322 Axis cameras were introduced, including AXIS M20 bullet cameras, AXIS M30 dome cameras and AXIS M31 dome cameras equipped with deep learning-based analytics. They were installed for perimeter protection, underground parking, elevators and entrances of each building. Initially, only camera replacement was considered, but 13 Axis network speakers were also introduced – working together with cameras in the most vulnerable areas and recycling collection points.
The cameras introduced at RAEMIAN Fore have the smart AI-based analytics application AXIS Object Analytics built in for free.They directly analyze live video to detect, track, aggregate and classify objects as people, vehicles or vehicle types. It can also send real-time event notifications, allowing operators to focus on objects of interest and events that require attention.
Increased security and cost savings to enhance resident satisfaction
Jagok RAEMIAN Fore has significantly improved safety and resident satisfaction in vulnerable areas and throughout the complex with Axis integrated system, which provides high-definition video and high-quality audio.
Particularly, thanks to the AI-based intelligent analysis function of Axis cameras, it is possible to operate warning and guidance broadcasts on network speakers when various events occur, enabling crime prevention, order maintenance among residents, and smoother community management. For example, when a person stays in a pre-designated area for a long time, a guidance broadcast is automatically sent out from the speaker, which is very effective in preventing smoking in the complex and encouraging proper waste collection through sorting.
After introducing the Axis solution, Jagok RAEMIAN Fore Apartments had a 64% reduction in incidents/losses within the complex as compared to the previous period, a 50% reduction in manpower and costs, and a 30% reduction in management work time.
